You will often hear agents discussing the famous ‘Fall Market’ and whether or not Autumn is a great time to sell. Now that the hustle and bustle of Summer has come to an end, you will see a consumer switch into Holiday mode. We have a small window in October and November to sell your home before the holidays.

Depending on your style of home, the Fall can be a wonderful time to sell your home. If it is a family home, families’ will be back from summer months by the lake and the kids will be back into a school routine, leaving mom and dad with more time to shop for a home and get their home on the market.
If it is a lake front/recreational property, you may want to hold of until early Spring.
Maintenance on your HVAC system is highly recommended. Have it cleaned and inspected yearly by a professional. Your furnace is not run very often during Spring and Summer and then of course is turned on constantly during the Fall and Winter. The Fall is a great time to have it maintained.
Another important maintenance tip in the Fall is to hire a Chimney Sweeper. If your home has a wood burning fireplace, it is recommended it be swept and cleaned yearly to avoid backup and additional smoke in your home. Much like your HVAC it is rarely used throughout the year
Embrace the Fall season and know that interior decorating and staging can be a huge help in expediting the sale of your home. Don’t go overboard with Halloween décor or gory decorations. Simple and classic mums, gourds, pumpkins or a festive table centerpiece or seasonal flowers would be a nice touch. Remember to keep it tactful.
The number of daylight hours decreases in the Fall and it is darker outside. Be sure to turn on all the lights in your home to create and warm and cheery ambiance inside your home.
Just a reminder, a ‘clean up’ outside will create the curb appeal your buyer wants to see.
